What Are Fixtures in Real Estate?
Fixtures are things that stay with the property when it sells because they’re attached to it. Buildings like barns and lean-tos can be fixtures, but the term also applies to things inside a home. A ceiling fan, for example, stays with the house unless it’s disclosed to the buyer and written in the purchase contract. (It’s attached and wired in, so you can expect it to stay.)
Things that aren’t remaining behind when the seller hands you the keys aren’t fixtures, but you can ask the seller to leave them (or the seller may offer to leave them). Refrigerators, stoves, and laundry machines aren’t fixtures because they’re not permanently attached to the property. Sometimes, above-ground swimming pools and hot tubs go with the seller, so it’s a good idea to ask what’s staying and what’s going when you find a home you like.
