You found your dream house!
Now what?
You’ll make an offer. The seller will accept, decline, or counter-offer, and you’ll go from there.
But in the meantime, there’s something you need to do: Avoid the three most common mistakes people make when they’re putting in an offer.
The 3 Most Common Mistakes Buyers Make When Putting in an Offer
While your North Florida Realtor® will be there to guide you, he can’t make you avoid mistakes—but you’ll be miles ahead of other bidders if you know what they are (and how to avoid them).
Buyer’s Offer Mistake #1: Taking Too Long
When you find a house you want, pounce on it. You can’t afford to wait, because if you fell in love with it, chances are pretty good that someone else did, too. The longer you wait, the more likely it is for someone else to swoop in and make an offer that the seller will accept.
Buyer’s Offer Mistake #2: Putting Everything On the Table
Even if you’re approved by a lender to spend $300,000 on a home, that doesn’t mean you have to offer it all up at once. In addition to taking out all your space for negotiation, offering your exact approval amount for a house might cost you more than you would’ve originally spent.
Buyer’s Offer Mistake #3: Bidding Too Low
You don’t want to “lowball” the seller, because chances are good that they’ll pass up your offer and wait for a better one—especially if the home just hit the market. While you may be able to enter into negotiations with a seller after putting in a lowball offer, remember that the seller is under no obligation to accept your offer; he or she can choose to work with a buyer who comes closer (or exceeds) the home’s original asking price.
