3 Big Problems Home Inspections Can Uncover

When you’re buying a home for sale in Lake City, one of the last things you have to do before you sign the dotted line is have a home inspection – but sometimes, the home inspection sends the whole deal south.

Sewer Problems in a Home Inspection

Sewer issues can be big deal-breakers because they can cause such costly damage. Standing water in the yard, signs of past flooding around the foundation and other signs can show an inspector that there’s a blockage or break in the underground sewer line. Repairing sewer pipes is expensive (it can cost up to $100 per foot), so if your inspection turns up these types of issues, it might be time to look elsewhere for your next home.

Electrical System Problems in a Home Inspection

Wiring codes have made electricity in homes much safer than it used to be, but many homes are “grandfathered” into the old codes. If you’re looking at a home with knob and tube wiring, or aluminum branch circuit wiring, there could be a pretty big fire risk. Rewiring the home can easily cost more than $10,000, so if a home you want needs it, either use it as a bargaining chip or walk away.

Cracks in the Foundation in a Home Inspection

Little cracks? No big deal. But big cracks – those that are 0.25 inches wide – or horizontal cracks (which can signal hydrostatic pressure against the foundation) are a big deal. Foundation repairs can get pretty costly, too, which means you need to think long and hard before buying a house with foundation problems.
