Before you start searching, it’s a good idea to create a list of what you want from an equestrian property. You can make this “wish list” as long as you’d like – after all, it’s going to be your property, and you’ll own it (hopefully) for the rest of your life.

 

Search by Location

One of the most important factors in choosing your equestrian property is its location. Do you need to be close to work, school or another location? Do you prefer to live near a small town, or would you rather be just outside a big city?

 

Property Size in Horse Ranches

Bigger isn’t always better, but the smaller your property, the more actively you’ll need to manage it to avoid mud and messes from manure. You don’t want your horses grazing on grasses shorter than 3 inches, and you won’t want them plodding around in soggy soil all the time.

 

Is There a “Right” Soil Type for Equestrian Properties?

Soil type is incredibly important on horse ranches. Sure, you’re not growing crops – but your horses deserve quality pasture. For the most part, loamy, organic soils are good for pasture growth. However, in North Florida, we get a lot of precipitation; that can get messy. Well-drained soils are ideal if you’re buying a horse farm in North Florida.

 

Topography and Drainage on Horse Properties

While hills aren’t necessarily a problem here, remember that water always travels to low spots. You’ll have to deal with puddles and muddy depressions in low-lying areas, so that’s a concern when you’re building paddocks or barns.

 

Horse Properties with Existing Structures

If you’re looking at a horse property with existing barns, shelters and other structures, make sure they’re in good condition. You’ll also have to check for horse-safe fencing.
