As a seller, you’ll most likely encounter a wide range of potential buyers – and some are tougher than others are when it comes to finalizing your transaction.
While your Realtor® will walk you through the negotiation process, there are a few things you should know about dealing with tough buyers.
Sticking to Your Price
If you feel you’re asking a fair price for your home – and remember, your Realtor will have helped you determine the right price by completing a full comparative market analysis – there’s nothing wrong with holding fast when someone offers you less than you feel your home is worth.
The caveat: some buyers will walk away if you don’t accept their offer or counter with one of your own.
Making Just One Counteroffer
You can make just one counteroffer if you’re not interested in negotiating the price of your home. Let your Realtor know how you feel – he or she will be able to let the buyers know that this is your one and only counteroffer to their terms.
Limiting the Time on Counteroffers
You don’t have to let an indecisive buyer hold your property hostage. It’s okay to limit the amount of time a he or she has to accept your counteroffer. Many sellers choose to do this when a buyer seems indecisive and there are other people interested in the property.
Can You Ignore Offers?
You’re free to ignore offers that don’t work for you. You don’t have to counter every one that comes in with one of your own. Let’s say your home is listed at $300,000, but someone offers you $275,000 (or less). You can reject an offer entirely if it’s not what you need.
