If you’re currently boarding your horses and are getting closer to your dream of purchasing equestrian property of your own, do you know what to look for? Let’s face it, horse farms are expensive, so you want to be sure you’re getting the best piece of property for your money.

What to Look for in an Equestrian Property in North Florida

Deciding whether you’re looking for a fixer-upper or a property requiring little maintenance should be one of your first plans of action. Searching for equestrian property can be tough, but here’s some of the most important things to look for.

Condition of Stables

You’ll want to be sure the horse stables are structurally sound. Be sure to check for signs of rotting or neglect, as this could become a big project down the road. If you’re able, try to schedule a visit on a rainy day to assess if there are any leaks or standing water issues.

Proper Containment

Making sure your horses don’t wander from your property is extremely important. Examine the entire perimeter of fencing to make sure there is no chance of escape. Look for broken areas of fencing and note them for future repair.

Storage Facilities

Storage requirements are far greater than just a place to keep the horses at night. You’ll want to be sure there is ample space for storing hay, grain and equipment. Check for the same issues as mentioned above, so your hay bales aren’t ruined from moisture.

Location of House

The location of the house is important! Make sure the house isn’t located too far from the stables. In the event of an emergency, you’ll want to be as close to your horses as possible. You’ll also be that much closer for the early morning work that needs to be done.

Water Supply & Pastures

Horses require lots of water. You’ll want to inquire about the water sources for the property. Find out if there is an irrigation system, water well or aquifer and if the water runs to the stables. Your horse farm also needs to have healthy, green pastures for the horses to graze in, so you’ll want to check the condition of the land.
