Ideally, you’ll be able to make trails at least 6 feet wide; buyers will appreciate being able to tour the property in a way other than on foot or on an ATV.

Banks generally won’t lend people money to buy property that doesn’t have legal access, so you should attempt to secure deeded access if at all possible. That way, your land will appeal to the widest possible range of prospective buyers. At bare minimum, you need a legal easement that conveys to subsequent owners.
