3 Important Things to Do Before You List North Florida Land for Sale

If you’re thinking about selling a parcel of land in North Florida – whether it’s timberland, farmland or something else – there are three things you should do first. This guide explains.

Before you officially list your land for sale in North Florida, you should:

  1. Clear internal roads
  2. Secure deeded access
  3. Find the right REALTOR®

#1 Thing to Do Before You List Land for Sale in North Florida: Clear Internal Roads

Prospective buyers need a way to explore the whole property, and the only way to make that easier on them is to clear out internal roads that traverse the area. Spend some time clearing access routes – even simple trails will be fine – so prospective buyers can gain a full appreciation for the land that you want them to purchase. Ideally, you’ll be able to make trails at least 6 feet wide; buyers will appreciate being able to tour the property in a way other than on foot or on an ATV.

#2 Thing to Do Before You List Land for Sale in North Florida: Secure Deeded Access

Banks generally won’t lend people money to buy property that doesn’t have legal access, so you should attempt to secure deeded access if at all possible. That way, your land will appeal to the widest possible range of prospective buyers. At bare minimum, you need a legal easement that conveys to subsequent owners. You absolutely need an experienced REALTOR who knows how to sell land before you list yours for sale. Many agents specialize only in residential homes, and selling land is a lot different from selling a house (even if there’s a house on the land).
