You’ll find a lot of advice online about buying manufactured homes in North Florida – but what are they, and is buying one the right decision for you?
What is a Manufactured Home?
There are a number of manufactured homes for sale in North Florida, and in many cases, they’re more affordable than other types of new homes.
What Features Should You Choose in a Manufactured Home?
While all manufactured homes built in North Florida will meet code restrictions, it’s important that you make the right choices to extend your home’s life and make it more cost-efficient over time.
If possible, choose:
- A shingled, angled roof rather than a flat roof. A flat roof can collect rainwater, leading to future problems.
- High quality plumbing features. Although you may need to upgrade (and pay more) for high quality plumbing features, they can make your home last longer. You can also request that the builder install a shutoff valve at each plumbing fixture in case you experience an emergency.
- Subfloors made from materials other than particleboard. Particleboard is prone to warping, swelling and rotting, so it’s best if you purchase a manufactured home without this material.
Shopping Around for a Manufactured Home Builder
Like any purchase, it’s best if you shop around. Each manufacturer will charge different prices for upgrades, and even the markup on prefabricated homes can vary greatly. You can check out appraisal guides online to find out whether a certain type of home holds its value or depreciates quickly.
It’s also a good idea to know the prices of other types of housing in the area, as well.
