For some people, buying a home that needs a little TLC is the best idea.
“It was about finding a home that we could add value to — and could purchase at a below-market rate,” says Jordan Brannon, who bought a two-story, late-90s home that required quite a bit of work. “The fixer-upper work that we wanted to do, we had to be able to do.”
The key: not searching for a steal. Instead, look for a home that’s priced a bit below market value and doesn’t require a massive overhaul.
Ideally, the upgrades the home you’re looking at will be minimal. The simpler, the better. Many people find that in-depth issues keep getting pushed back—either because they’re too busy to handle them themselves or they don’t have the cash on-hand to hire qualified contractors.
Further, you’ll only save money by buying a fixer-upper if you can make the budget work out in your favor. Make sure you know exactly how much you’ll have to spend to get the house up to par; otherwise, you could be spending more than you would have on a home that didn’t require work.
Don’t forget to consider building codes and permits, too. Each municipality has its own, so do the research before you even make an offer on a home. Typically, your Realtor® will be able to point you in the right direction.
