Should You Sell Your Home As-Is?
First things first: What is an “as-is” home?
An as-is home is just what it sounds like. You put your home on the market the way it is, without making repairs or renovations, and hope that someone buys it.
A lot of people sell homes as-is. Let’s say you inherited the house, or you just don’t want to make repairs – you could be a good candidate for an as-is sale.
But it’s not always easy to sell a home that way. First, you may have to accept a lower price than you wanted; second, you have to wait for a buyer to see its potential.
And even if you sell your home as-is, you still have to disclose any issues you know it has. That’s the law. You don’t have to disclose every issue, like old weather stripping; you just have to disclose major issues that could affect a buyer’s decision to purchase the home in the first place, like flooding, lead paint and other serious problems.
Most buyers will still have a home inspection. While selling your home as-is means you won’t have to make any repairs, it may also mean that if an inspector turns up something big, the buyers might back out of the deal.
