If you’re like most people, the concept of staging makes you think of preparing a home for sale. However, staging can be equally important when selling a vacant lot. There’s plenty of land for sale in North Florida, so how can you make your lot more appealing than the rest?
Remove Clutter From the Area
Nature’s clutter can be just as distracting as random items inside a home. Remove fallen branches and cut back the brush, particularly from paths. It’s probably a wise investment to haul away any junk, such as car parts or construction debris. Be sure to remove any trash that has blown in, as well.
Highlight Positive Features
Look around your property to identify its most desirable features. Is there a shady grove of mature trees? Place a picnic table beneath them. A field of wildflowers? Leave them intact when you mow. If there’s a spot with a particularly nice view, set a couple outdoor chairs so they face the fabulous view.
If paths leading to desirable spots on the property already exist, neaten them up. If not, consider cutting a path to highlight these areas. It may be a good idea to drop woodchips, crushed rock or other materials to keep paths clear and well drained.
Mark Boundaries
If there is a fence around your property for sale, be sure it’s in good repair. Where no fence exists, consider using stakes to mark the property line clearly. Potential buyers will want unmistakable visual cues to show where the property begins and ends.
