After curb appeal, buyers notice a handful of things – and they use most of their senses. They’re looking for the next place they’ll call “home,” so they’re highly attuned to their surroundings when they’re in your house.
Smells
If there’s a lingering odor, whether it’s a cat box or the roast you made for dinner last night, you can be certain that buyers will pick up on it.
Sights
Buyers will notice if their eyes need to adjust to an abnormally dim room, so make sure you’re letting in all the light you can.
Sounds
Rattling pipes, creaking floor boards and other sounds can’t always be corrected – but in many cases, they can. Do your best to improve your home wherever possible, but don’t lose any sleep over things that you can’t fix.
Touch
Your house needs to be impeccably clean for showings. It’s tough to keep it that way, especially if you have kids or pets, but it’s essential if you want to sell your home quickly and at the right price.
When a potential buyer runs his or her hand across a countertop, it absolutely must be clean.
