You need a property that has sufficient usable water for you, your animals and irrigation.

Soil

Is the soil farmable? If so, how much of it is unusable? Where will grass grow, and are there hazards that could prevent you from farming crops?

Even if you’re not growing crops, your animals will likely need land with soil where things can grow.

Amenities on the Land

Check out all the buildings and fences. Are they in good shape? Do the utilities work? You may need to make significant repairs, so it’s important to figure out how much time and money improvements will cost you.
