If you’re buying a home that is listed as “for sale by owner,” the process will be different than it would if it were listed by a local real estate agent.
It’s always important that you have a buyer’s agent on your side. Your real estate professional will walk you through the entire process, negotiate with the Sellers, and ensure that you are getting the best deal possible.
Now that that;s out of the way, here’s what you need to know about buying a FSBO.
Buying a FSBO in Lake City
When you find a home that’s being sold directly by the owner, let your real estate agent know. Your agent will call the sellers and set up a showing—and this part of the process is typically the same as it is when both parties are represented, except that your Realtor® will deal directly with the seller. In some cases, you can find seller-financed homes for sale in Lake City, which could be a great option for you, as well.
The same laws still apply to homes listed as “for sale by owner,” which means that the seller must still disclose problems or issues. You can still have the home inspected (and you should), and the seller will have to live up to his or her end of the bargain if you end up reaching an agreement.
You do need to know that the pricing may be off, though. Unfortunately, many FSBO sellers don’t have their homes valued through a comparative market analysis, which gives people a great insight into how to set an asking price. Still others do meet with a Realtor, but they choose to ignore that agent’s advice about pricing. You can make an offer, but don’t get your hopes up; many sellers who aren’t being represented by a seller’s agent aren’t always willing to negotiate.
