When you tour a house there’s a lot to take in and sometimes details get missed. But as you move from room to room, admiring the chic kitchen and beautiful baths, be sure not to overlook these things in a bathroom that could spell problems down the road.
A Bathtub Facelift
Sometimes a tub that looks new is simply an old one that’s received a nip and a tuck.
If the surface of a tub has scratches, chips, stains, or other superficial flaws, it may simply require a cosmetic update. This can be done through a process called reglazing, which is also known as refinishing, recoating, and resurfacing. Reglazing involves sanding the surface of a tub, filling in cracks and worn areas, applying several coats of primer and paint, and then giving the tub a final buff.
While there’s nothing wrong with a reglazed tub, you should be aware that you’re not starting off with a new one, and this kind of finish can scratch and peel over time. So pay close attention to bathtubs during your home tour. Tell-tale signs of an old one that’s been reglazed can include areas of the finish that sag or bubble.
Issues Beneath the Sink
The bathroom is one of the primary places where water damage occurs, so be sure to check under the sink for leaks. Look for any corroded or leaking fixtures, as well. And don’t be afraid to check the water pressure by turning on the sink, shower, and tub.
A Lack of Storage
Although you may be beguiled by the beauty of a bathroom: the huge walk-in shower clad in quartz slabs with perfect streaks of grey veins, the separate soaking tub, the matte black fixtures throughout, the elegant pedestal sink—don’t forget about the storage.
Aside from the narrow spaces allotted on a pedestal sink, and a shallow medicine cabinet, where will you store toiletries, towels, and things like blow dryers and shavers? A bathroom can’t simply be fancy. It’s got to be functional.
