When you’re selling a farmhouse with your property, whether you’re putting a ranch, an equestrian property or a timberland tract on the market, staging is important – you can use it to your advantage when it comes to selling your place for more money (and, in many cases, faster than others are selling).
Your REALTOR® will talk to you about how important home staging really is for farmhouses, but in the meantime, here’s how you can stage your living room to impress prospective buyers.
How to Stage a Farmhouse Living Room
If you’re like most people, you’re not incredibly familiar with home staging – but you do know that you need to take steps to make your home as appealing as possible to a wide range of buyers. That means doing everything you can to highlight your farmhouse’s best features.
First things first: You have to declutter, clean and depersonalize your whole home. That way, buyers can see that it’s easy to maintain and that there’s plenty of space inside. Depersonalization – like taking down family photos and putting away collections that might not appeal to everyone – is important, too, because it lets buyers use their own imaginations. Seeing your family photos and personal touches can be overwhelming to buyers.

Once that’s done, take a cold, hard look at your living room. Does your furniture make it appear crowded? Is there plenty of floor space? Is some of your furniture on the shabby side?
Depending on how you answered those questions, you’ll most likely have some work ahead of you.
The main idea is to make your farmhouse’s living room look as spacious as possible. If there aren’t clear walking paths between furnishings, you’re going to have to put some furniture in storage – there’s no way around it (pun definitely intended).
Put shabby-looking or dated furniture in storage, too, so buyers aren’t distracted by it. You want them to focus on the farmhouse itself, not the stuff that’s going with you when you move.
You want to offer buyers plenty of floor space, but you don’t want the room to be empty, either – buyers have a tough time envisioning their own furniture in a space when there’s no frame of reference for them to use.
