When you’re buying land for sale in Lake City or elsewhere in North Florida, the registered deed is one of the most important documents you’ll need to review during the process. You’ll typically get a copy from the seller (or the seller’s real estate agent), or you can get a copy from the town or county registrar of deeds. Sometimes these deeds are online, but not always.
But what is a registered deed, and what will it tell you?
Here’s what you need to know.
What is a Registered Deed?
A registered deed will:
- Confirm the property owner’s identity
- Tell you about the previous landowner
- Show the date the land was last purchased
- Provide a physical description of the property
- Explains encumbrances or exclusionary rights of other parties (like a right-of-way to access another property, for example)
The registered deed tells you exactly what’s for sale. It shows you the things you need to know – what you’ll be getting into – if you buy the property. Of course, there are several other considerations you’ll have to make, but the registered deed is a jumping-off point that you can use so you’ll make the right decision on your property purchase.
You don’t have to scout out the deed on your own. In most cases, the seller’s real estate agent will have a copy of it; if not, your real estate agent can help you locate it.
