If you’re interested in buying land in North Florida, whether it’s a cattle ranch or a timber tract (or something else entirely), you’re making a great decision.
But there are a few things you need to know before you dive in with both feet – including what boundaries are and how they work.
What You Need to Know About Boundaries Before You Buy Land in North Florida
Parcel boundary markings exist in many forms. The land here in North Florida has, in some cases, barely changed hands since its original inhabitants moved in and set up shop. Old deed descriptions may not even rely on survey data, so if you find a property you’re interested in buying, you’ll have to make sure it has the imprint of a licensed surveyor.
If there’s no survey, your real estate agent can look at the deed description and the local tax map.
Keep in mind that when there’s not a lot of evidence about the property’s boundaries, or if it looks like the boundaries are a little unclear, you may need to ask the property owner to hire a licensed surveyor to locate and re-mark the property’s boundaries. Then, the boundaries must be recorded so there’s no future doubt.
