When you’re buying land in North Florida, whether it’s a timber tract or a cattle ranch (or another type of property entirely), you have to think about zoning issues. Unlike buying a home, where the zoning has already been hashed out, land use rules can – and often do – change.
Here’s what you need to know.
Zoning and Future Plans: What to Consider Before You Buy Land in North Florida
Your Lake City REALTOR® will help you zero in on properties that meet your needs when it comes to zoning, but here’s what you need to know before you start searching for the perfect piece of land.
Long-Range General Use Plans
When you’re interested in a property, you want to look at the long-range general use plan for the area it’s in. The plan will tell you about permissible use of the land, and you can find out what’s planned in the area in the near future. Things like future landfill sites or power plants could be bad news.
What About Access?
If the property you want is on a major road, no problem – but what if the only access to the land is through someone else’s property? Will you be able to get an easement? Will you have to build a road?
Think About Utilities
Builders who put together planned developments usually take care of setting up utilities, like power lines, water and natural gas. However, if you’re buying in a rural area that’s not yet developed, you may have to pony up for those things.
