5 Questions You Should Ask Your Home Inspector Before You Seal the Deal

When you’re buying a home for sale in North Florida, you’ll hire a home inspector to check out the property. But what should you ask? This guide explains.

Check out these five important questions you should ask your inspector before you agree to purchase a home:

Here’s a closer look at each.

Question #1 to Ask Your Inspector: What Will You Check?

home inspectors don’t check everything. In fact, they are limited to visual inspections of most components of a home. If you want a specialty inspection, such as one for an HVAC system or swimming pool, you’ll need to hire a specialized inspector.

Asking your inspector what they’ll check before they go in can give you a good idea of what to expect. It can also help you decide whether you need to hire a specialized inspector for other components of the home.

Question #2 to Ask Your Inspector: How Many Inspections Have You Done?

While there’s nothing wrong with brand new inspectors, there’s something to be said for experience. Ask your real estate agent to refer you to an experienced inspector so you can be sure that they know exactly what to look for in any home you’re interested in buying.

Question #3 to Ask Your Inspector: What Does This Mean, and Is It a Big Deal?

After your inspector finishes their inspection of the home, they’ll give you a detailed report that outlines all the issues they uncovered. If you don’t know what something means, don’t be afraid to ask. You should also ask whether any of the items on the report are actually a big deal or something minor that doesn’t matter in the grand scheme of things.

Question #4 to Ask Your Inspector: How Do I Maintain This System?

Most good inspectors are happy to explain how things work to their clients, so if there’s a system in the home that you don’t understand, talk to your inspector about it. You can ask how to maintain an HVAC system, what you should do to keep the plumbing working smoothly or just about anything else. Though an inspector won’t help you build a new system from the ground up, they will most likely be happy to explain how you can maintain and get the most from the systems and appliances in the home if you choose to buy it.

Question #5 to Ask Your Inspector: What Are Your Biggest Concerns About This Home?

One of the most important questions you can ask an inspector is what their biggest concerns are about the home. Any inspector with an ounce of experience can tell you what really worries them about any property. Don’t be afraid to dig deeper and ask why it’s concerning, as well as how much it could cost you to fix the issue down the road if it becomes a bigger problem.
