Vent Fans
If a bathroom doesn’t have a window that opens to the outside, building codes require it to have a vent fan – but you might be surprised to learn that not all bathrooms have one or the other. In fact, if a homeowner hasn’t secured the proper permits or added a bathroom on a home without following the building code, it’s fairly common for the space to be missing necessary ventilation.
Bad Lighting
Every bathroom in the home doesn’t need to have an abundance of natural light, but it does need to have enough light for you to feel comfortable in the space. Make sure you go inside each bathroom, turn on the light (and the vent fan!) and shut the door so you can tell whether the lighting is adequate.
Cracks in the Tile
Cracks in the tile could indicate problems with plumbing… or they could just be cracked tiles. It’s a good idea to look at the floors (as well as the tub and all the grout) when you’re checking out a bathroom, though, because you need to know whether you may have to put some work into the space after buying.
Problems Beneath the Sink
Bathrooms are really susceptible to water damage, so check under the sink and look for leaks. Look at the fixtures, too, so you can see if they’re rusty and corroded or if they appear to be in generally good shape. Turn on all the faucets – including those in the tub – to check the pressure while you’re there.
Limited Storage
Storage space is tough to come by in many bathrooms, so you’ll want to consider that when you’re taking home tours. Make sure there’s enough room to store your towels and extra toiletries.
