3 Things Your North Florida REALTOR® Can Negotiate for You

If you’re buying a home in Lake City, you already know that your real estate agent can negotiate your entire deal for you – but you may not know exactly what’s negotiable. This guide explains the three most common things people negotiate into a real estate contract and why they’re important.

Your Lake City REALTOR can negotiate nearly anything when you’re making a real estate deal, whether you’re buying a timber tract for sale in North Florida, farmland or a house. However, these are the three most common things people ask their agents to work into deals:

  1. Repairs
  2. Closing costs
  3. Fixtures

Here’s a closer look at each.

Negotiating Repairs in a Real Estate Deal

When you make an offer and a seller accepts it, the next step is a home inspection. Your inspector will look for any issues affecting the home, and if (really, when) some turn up, you can use those issues in negotiations. You can ask a seller to make repairs, lower your offering price because you’ll have to fund the repairs yourself, or even ask the seller to provide you with an allowance.

Negotiating Closing Costs

Everyone pays closing costs on closing day – but they may be negotiable in your case. Closing costs are generally between 2 and 7 percent of a home’s total sales price, which means they can really add up. You may be able to ask the seller to contribute to your closing costs so you save money up-front.

Negotiating Fixtures in a Real Estate Purchase Contract

Things that are attached to a home generally come with it when someone buys; things like light fixtures, wired alarm systems, water features connected to the plumbing and appliances that are hooked up to the house’s systems are typically part of the whole package. However, if there’s something you love that isn’t part of the deal – like the refrigerator, for example, or a fabulous sculpture outdoors, your REALTOR may be able to negotiate with the seller to get them to leave it behind.
